Spokane Heating & Air
Rooftop units, split systems, mini splits and ductwork for offices, stores, shops, restaurants and warehouses. We keep business buildings across Spokane, Spokane Valley and Mead comfortable, and we work around your hours to keep your doors open.
Commercial service
A home without heat is a hard night. A business without heat or cooling is lost sales, unhappy staff and sometimes a closed sign on the door. Customers leave a hot store. Employees can't focus in a freezing office. A kitchen that can't shed heat in July becomes a tough place to work.
We service and install heating and cooling equipment for small and mid-sized commercial buildings around Spokane. That includes offices, retail storefronts, restaurants, shops, warehouses, churches and multi-tenant buildings. We also work with property managers who need one dependable call for several locations.
Commercial buildings rarely have just one kind of equipment. You might have rooftop units over the sales floor, a split system in the back office, a mini split in the server closet and a gas unit heater in the warehouse. We handle all of it, so you're not juggling three different contractors and three different invoices.
We know you can't shut down for a service call. Whenever it's possible, we schedule maintenance and planned work before opening, after closing or on your slow days. For larger replacements, we plan the swap so the building is without heat or cooling for as short a time as we can manage, and we tell you ahead of time exactly when that will be.
What we do
From a single rooftop unit on a small storefront to all the ductwork in a new building, here's where we can help.
Rooftop units, often called RTUs, pack heating and cooling into one box on the roof. We diagnose and fix burners, compressors, fan motors, belts, economizers and controls.
When a unit is worn out, we size the new one, coordinate the lift, set it on the curb and connect gas, power, ductwork and controls. We plan the swap to keep downtime short.
Furnaces with condensers, heat pumps and ductless mini splits for offices, back rooms, server closets and spaces the main system doesn't reach. Mini splits
Scheduled visits to clean coils, change filters and belts, and catch worn parts before they fail. We can set up a regular schedule for your building.
Equipment and ductwork for new buildings and for build-outs when a space changes hands or gets remodeled for a new tenant.

Rooftop units
Rooftop units live a rough life in Spokane. They sit through snow loads and freezing wind all winter, then bake on a hot roof through summer stretches in the 90s. Because nobody sees them day to day, small problems like a loose belt, a clogged filter or a dirty coil can go on for months until the unit finally quits.
When we service a rooftop unit, we look at it the way you'd look at a work truck. Is it running as it should? What's wearing out? What's likely to fail next season? You get a straight answer on whether it's worth repairing or whether it's time to budget for a replacement, so a failure doesn't catch you off guard in the middle of a heat wave.
If a unit is older, needs repeated repairs or can't keep the space comfortable anymore, replacement is often the better use of your money. We'll give you repair and replacement prices side by side and help you plan. Replacing a rooftop unit on your schedule is a lot easier than replacing it in an emergency.
Preventive maintenance
Most commercial breakdowns come from things a routine visit would catch: a cracked belt, a dirty coil, a failing capacitor, a plugged condensate drain. A maintenance agreement puts your equipment on a regular schedule, with visits timed before the heating and cooling seasons. We work out the details with you based on your building and equipment.
New construction and tenant improvement
We install ductwork in commercial buildings, from main supply trunks to the branch runs that feed each room. On new construction we work with the builder or general contractor to get equipment and ducts in at the right stage, before walls and ceilings close up.
Tenant improvements have their own challenges. A space built as one open retail floor might become three offices and a break room. That means the old duct layout, thermostat locations and equipment size may no longer fit. We look at the new floor plan, figure out what can be reused, and design the changes so every room gets the air it needs. More about our ductwork service.

How a project runs
Whether it's one rooftop unit or a full build-out, the steps are the same, and you'll know where things stand at each one.
We walk the building and the roof, look at the equipment, ducts and electrical, and talk about how the space is used.
You get a clear scope and price, with options where they make sense. Nothing moves forward until you approve it.
We set work dates that fit your hours, coordinate with other trades and plan any shutdown in advance.
We start and test the equipment, check airflow and controls, and walk you or your manager through the system.
Indoor air quality
People spend a full workday breathing the air in your building. Poor filtration, too little fresh air and dry winter air all add up to headaches, stuffy rooms and more sick days. Late summer wildfire smoke makes it worse, and most of the Spokane area deals with it in August and September.
We can upgrade filtration on your existing equipment, check that outside air dampers are working, add air cleaners and help with humidity. Small changes to a rooftop unit or air handler can make a big difference in how a building feels. Learn about air quality options.

Commercial FAQ
Managing a building and have a question? Call (509) 410-0769 and talk to a real person.
Yes. We offer 24/7 emergency service, including nights, weekends and holidays. If a rooftop unit fails on a Saturday in July or the heat quits before opening on a January Monday, call (509) 410-0769.
Whenever we can, yes. We schedule maintenance and planned work before opening, after closing or during slow times so your staff and customers aren't disrupted. For replacements, we plan the timing with you ahead of time.
We service most major brands of rooftop units and commercial equipment. If you're not sure what you have, send us the model number from the unit's nameplate or just call, and we'll let you know.
At least twice a year for most buildings, once before heating season and once before cooling season. Restaurants and buildings with heavy use or dusty conditions often need filters changed more often than that. We'll suggest a schedule based on your equipment and how the building is used.
Yes. We work with property managers and landlords who need dependable service across one or more buildings. We can coordinate access with tenants and keep you informed on what we found and what we recommend.
We do. When a space is remodeled or divided for a new tenant, we look at the new layout, rework the ductwork and thermostats, and resize equipment if needed. We coordinate with your contractor so our work fits the construction schedule.
It depends on the unit's age, condition and repair history. If it's getting up there in years, breaks down often or can't keep the space comfortable, replacement usually makes more sense. We'll give you honest prices for both so you can decide and budget ahead.
