New homes and custom builds

The best time to get heating and cooling right is before the drywall

Once the walls close up, every duct, line set and vent location is locked in. Fixing a cold bedroom or a noisy return after move-in means cutting into finished walls. Getting it right while the house is still studs and joists costs far less and works far better. That's why new construction is where most of our work happens.

We plan and install complete heating and cooling systems for new homes around Spokane, from starter homes in new subdivisions to large custom builds on acreage. That covers the equipment, the ductwork, the venting, the thermostats and the startup. One local crew handles it from rough-in to the final walkthrough.

Sized for the house you're actually building

A system that's too big short cycles, wastes energy and leaves rooms clammy. One that's too small runs nonstop on a 5°F January night. We size equipment from the plans: square footage, ceiling heights, window area, insulation and which way the house faces. Then we lay out the ducts so each room gets the air it needs, including the bonus room over the garage that so many homes struggle to keep comfortable.

Built for Spokane weather

January lows here average around 24°F, July highs sit in the mid 80s, and the 2021 heat dome hit 109°F. Most summers bring wildfire smoke in August and September too. A new home in this area needs real heating capacity, cooling that can handle a heat wave, and filtration that can deal with smoky air. We plan all three from the start.

What we install

Everything that keeps a new home comfortable

Pick one system or the whole package. We'll help you weigh comfort, efficiency and budget for the house you're building.

Ductwork design and install

Supply trunks, branch runs and returns laid out room by room, sealed at the joints and installed before drywall. Good ductwork is the difference between a quiet, even house and one with hot and cold spots. Ductwork

Furnaces and central air

High-efficiency gas or propane furnaces paired with central air conditioning. A dependable, familiar setup that handles Spokane winters and summer heat. Furnaces

Heat pumps

Bosch heat pumps heat and cool with one outdoor unit. A popular choice for all-electric homes, often paired with a furnace or backup heat for the coldest nights. Heat pumps

Radiant floor heat

Warm floors in basements, bathrooms, garages and shops. Radiant tubing has to go in before the concrete is poured, so new construction is the time to do it. Radiant floors

Ductless mini splits

Heating and cooling for bonus rooms, additions, ADUs and shops that sit apart from the main system. No ductwork needed. Mini splits

Thermostats and air quality

Smart thermostats, better filtration and humidity control, so the new house handles smoke season and dry winter air from day one. Air quality

How a build runs

From plans to move-in day

We fit our work into your builder's schedule, so the other trades aren't left waiting on us.

  1. Plans and bid

We go over the plans with you or your builder, size the equipment, lay out the system and give you a written scope and price.

  2. Rough-in

Once framing is up, we run the ductwork, venting, gas and refrigerant lines and thermostat wire, ready for inspection before insulation and drywall.

  3. Set and trim

After drywall and paint, we set the furnace, air handler and outdoor unit, and install registers, grilles and thermostats.

  4. Startup and walkthrough

We start and test the system, check airflow in every room and show the homeowner how it all works before they move in.

Bring us in early

A call at the plans stage saves money at the finish

When we see the plans before framing, we can suggest where to put chases for the ducts, where the equipment will fit and how to get air to the hard rooms without soffits or long, weak runs. Those small changes on paper are free. The same changes after the walls are up are not.

Custom homes

Big windows, tall ceilings and a shop out back

Custom homes are rarely simple boxes. Walls of glass facing a view, vaulted great rooms, finished basements and a heated shop all change how a house gains and loses heat. A great room with tall windows can overheat on a July afternoon and feel drafty on a January night if the system isn't planned around it.

We plan for those details. That can mean zoning, so upstairs and downstairs run on their own thermostats. It can mean radiant heat in the basement slab and shop floor, a mini split for a loft, or extra return air for a room with a tall ceiling. We'll explain the options in plain terms and give you honest advice on what's worth the money.

Rural lots and fuel choices

Plenty of custom builds around Colbert, Green Bluff, Deer Park, Nine Mile Falls and North Idaho don't have natural gas at the street. We install propane furnaces, heat pumps and all-electric systems, and we'll help you compare running costs before you decide.

Ask us about these on your build

  • Zoning for upstairs, downstairs or wings
  • Radiant floors in basements, garages and shops
  • Heat pump or furnace, gas or propane
  • Mini splits for bonus rooms and ADUs
  • Filtration for wildfire smoke season
  • Smart thermostats you can run from your phone

As early as you can, ideally while the plans are still being finalized. That gives us time to size the system, plan duct routes and suggest small framing changes that make the install cleaner. At the latest, we need to be scheduled before framing is finished so rough-in can happen ahead of insulation and drywall.

Both. We work directly with home builders and general contractors, and with owners who are building a custom home and choosing their own trades. Either way, we coordinate our work with the rest of the job schedule.

It depends on fuel at the site, your budget and how you want the house to run. Modern cold-climate heat pumps work well here, and many homes pair one with a furnace or backup heat for the coldest nights. Where natural gas is available, a high-efficiency furnace with central air is still a solid choice. We'll compare the options for your build. More about heat pumps.

Yes. New construction is the best time for it, because the tubing goes in before the concrete is poured or under the finished floor. It's popular for basements, bathrooms, garages and shops. More about radiant floors.

Yes. Along with Spokane, Spokane Valley, Mead and the towns around them, we work on new homes in Coeur d'Alene and North Idaho. Call and tell us where the lot is and we'll talk timing.

Qualifying new installs come with our 10-year parts and labor warranty. That means if a covered part fails, both the part and the labor to replace it are covered. We'll go over exactly what's covered for your equipment before you sign off on the bid.

Yes. Send the plans and we can size the system, lay out the ductwork and put together a bid well before the foundation goes in. That helps you budget and lock in the schedule early.
